The Marshes of Skidaway Island is a Life Plan community, which is its own thing. There is a one-time entrance fee starting around $250,000 that is 90 percent refundable, and it buys the right to live there for life rather than a deed to a house. It will never appear in a home search, and it is a real financial decision worth talking through before you commit.
Del Webb Savannah at Heartwood in Richmond Hill is the one you buy. Deeded, gated, 55+, single-family homes from the mid $300,000s across eleven floor plans. That one does list in the MLS.
