MEET Nikki Gergacs

Nikki Gergacs grew up in Savannah, left to study communications in Louisiana, and spent a few years in Virginia before finding her way back to the coast she never stopped missing. It was during those years away that she began training as a real estate appraiser — a career she built over 21 years before stepping into sales.

That appraisal background shapes everything about how she works. She reads a property differently than most agents, and she brings that same measured, no-pressure approach to every transaction. Buying or selling a home is one of the biggest decisions you'll make. Nikki treats it that way.

She lives in Savannah with her husband and two daughters, and when she's not working, you'll find her near the water, on a trail, or with a good book.

How I Can Help

Client Feedback

Alexandria Andronikos
“I can’t say enough good things about our experience with Nikki. In an industry where it’s easy to prioritize commission over clients, she did the exact opposite. Rather than pushing for a quick sale, she thoughtfully recommended that we rent out our property through an agency because it aligned better with our long-term goals. Her advice meant walking away from a potential commission, but it spoke volumes about her integrity and commitment to what was truly best for us. It’s rare to find a professional who prioritizes people over profit—and for that, we are incredibly grateful. If you’re looking for someone who genuinely has your back, who sees the big picture, and who operates with honesty and care, look no further. Nikki is the real deal.”

Nikki found my three boys and I the perfect home in a neighborhood that is a hidden gem. She was readily available at a moment's notice to show me houses as well as provide answers and information as soon as it was needed. Nikki helped me navigate a complex situation throughout the process of buying my new home. She found practical solutions to problems and was my advocate throughout. I highly recommend Nikki as a realtor. She is professional and also goes above and beyond to make buying a home effortless.

Nikki Stephanie Gergacs with Next Home Real Estate is an exceptional realtor. After viewing online many possible condos on Tybee Island and only 2 half days to visit them, she went to work and made it happen. We saw over 8 condos, enjoyed some seafood, and went to work negotiating prices, doing inspections, and even revisiting through FaceTime some of the condos. Despite living 4 hours away, with Nikki’s suggestions, knowledge, and hard work, I found a place. Her help did not stop there. She went to work, steering me to a rental company. By the time we closed, I felt like we were friends and that she would always be there if I needed advice and assistance. For your real estate needs, call Nikki for her knowledge and dedication to your wishes.
Tybee Island, Buyer

Savannah has layers most people never see. I'll show you the ones that matter to your life.

Twenty years as a certified appraiser means I look at a home differently. You get an honest read, not someone with an agenda to close.

Some clients become friends. That happens when you actually care about the person, not just the closing.

Frequently Asked Questions

Find clear answers to common questions about buying, selling, and living in Savannah and surrounding areas.

Pricing is hyper-local — and that matters more than most people realize. An out-of-town agent can pull a comparative market analysis, but will they know the difference between a home on the marsh side of Isle of Hope versus the street side? I spent 21 years as a certified residential appraiser in this market before becoming an agent. That background means I read value differently than most, and it directly benefits every client I work with on both sides of a transaction.

The numbers say yes. According to the National Association of Realtors, the median FSBO sale price is $310,000 compared to $405,000 for Realtor-assisted sales. The difference isn’t luck — it’s strategy, marketing, and negotiation. No online listing service gives you someone skilled at navigating offers when the market shifts. I do.

More than people think. The Islands, Thunderbolt, and Tybee all offer coastal living at a range of price points — and condos and townhomes throughout those areas make it even more accessible. Waterfront doesn’t always mean waterfront price. Let’s talk about what your budget actually gets you out here.

It’s one of the better ones. Mild winters, a walkable historic district, genuine community, access to healthcare, and a state tax environment that’s friendlier to retirees than most. The pace here is real — it’s not performed for tourists. People who move here for retirement tend to stay, and that tells you something.
