Most Savannah open houses run Saturday or Sunday afternoon, usually a two hour window. Spring is the busiest stretch, but there’s something open nearly every weekend of the year. If a house you want to see isn’t holding one, tell me and I’ll get you in on your own schedule.

How Open Houses Work Here

  • You don’t need an appointment. Show up any time inside the posted window. Most hosts ask you to sign in at the door, and in a vacant house that’s about knowing who has been inside.
  • Say up front that you’re working with me. The agent hosting the open house works for the seller. If you write your name on the sheet without mentioning your own agent, sorting out who represents you gets messier than it needs to be.
  • Times change. A house can go under contract Friday night and the Sunday open house disappears. The list above comes from the MLS, but it’s worth one more look before you drive across town.
  • Downtown takes longer than you think. Historic District condos and row houses often need the listing agent to let you in at the door, and you’re parking on the street. Build in ten extra minutes.

Open houses cluster where the inventory is. If you already know the part of town you’re looking at, start with the area page: the housing stock, the price range, and what sits around it.

What to Look For When You Walk Through

You’re on the seller’s turf with a host in the kitchen, so this isn’t the time for a full inspection. It is a good time to look at the things that cost real money to fix.

  • Water. Savannah is flat and humid. Check the ceiling corners, under the sinks, and the baseboards in the lowest room in the house.
  • The crawl space. Most older homes here sit on a crawl space or piers. If there’s an access door and it’s an easy look, take it.
  • The HVAC. Find the outdoor unit and read the year off the label. August is not the month to discover a fifteen year old system.
  • Windows. Original wood windows in a historic home are part of the charm and part of the budget. Painted shut is normal. Rotted sills are not.
  • The flood zone. Ask the host which zone it’s in. It moves your insurance number more than almost anything else you’ll see that day.
