ABOUT CAUSTON BLUFF

Causton Bluff is a waterfront neighborhood on the Wilmington River, just off the Islands Expressway between downtown Savannah and Tybee Island. It's residential, set back from the main roads on a bluff over the water.

People have lived along this bluff for a long time, from Native settlement around 4000 BC to the English river plantations of the 1700s. Today people come for the water and the location. You're right on the river, with both downtown Savannah and Tybee a short drive away.

Causton Bluff is small, but the housing varies. You'll find established single-family homes, newer construction, and two distinct sections: Bartow Point, a gated waterfront enclave, and The Cottages, a lower-maintenance option with less yard to manage.

Because the neighborhood sits on the river, many homes have water or marsh views, and some homesites include dock access to the Wilmington River. Styles range from traditional to contemporary. Homes here don't come up for sale often.

The Homes

The community shares a pool, a gazebo, and a dock with private deeded boat slips. The slips let you keep a boat in the neighborhood and be out fishing or kayaking the Wilmington River within minutes.

There's no commercial strip inside Causton Bluff and no resort-style buildout. It's a residential neighborhood on a wooded stretch of the Lowcountry, with Savannah close by for a restaurant or a grocery run.

The Amenities & Character

The water is the center of things here. Downtown Savannah and Tybee are each about fifteen minutes away in opposite directions, so you can handle errands in the city and still spend the afternoon on the river.

It's a small neighborhood with little through traffic, even with the city this close. If you want to live on the water without the longer island commute, Causton Bluff is one of the more affordable ways to do it.

The Lifestyle

Causton Bluff is served by the Savannah-Chatham County Public School System. The elementary, middle, and high school zones depend on the exact address, and SCCPSS has attendance boundary changes taking effect for the 2026-27 school year, so confirm current assignments by address. The nearby Islands add private options, including St. Andrew's School (independent, PK-12) and St. Peter the Apostle (private, PK-8), and several specialty and choice public schools, such as Savannah Arts Academy, sit within a 15 to 30 minute drive.
