About west/southwest Savannah

West and southwest Savannah sit along the Highway 17 and I-95 corridor, where the city transitions into a more spacious, suburban landscape without losing easy access to everything Savannah offers. These neighborhoods tend to have more room, more privacy, and more value per square foot than comparable options closer to downtown — and they're genuinely convenient for anyone commuting to the airport, Pooler's employment corridor, or Gulfstream and the Hyundai Metaplant.

Most of these communities are within 15 to 20 minutes of historic downtown Savannah and within 10 minutes of the Savannah/Hilton Head International Airport. The tradeoff for the extra space and lower prices is a car-dependent lifestyle, which suits a lot of buyers just fine..

Each neighborhood below has its own page with full details. Click through to explore, or reach out and I'll help you sort through the options

Mosswood Plantation

A gated community on Savannah's southwestern edge, tucked into century-old oaks, cedar groves, tidal marsh, and Little Forest River Creek. Residents have access to a 4-acre park, community pool, and a pavilion overlooking the marsh and creek. Kayaking, fishing, and john boat outings are part of everyday life here. It's a rare neighborhood where the natural setting is as much of the draw as the homes themselves.

Henderson Golf Community

Strategically located near the intersection of I-95 and Highway 17, Henderson Golf Community sits on old-growth tree-lined streets with the majority of homes backing up to the Henderson Golf Club course. A pool, clubhouse, and playground round out the community amenities. Tanger Outlets, Costco, and the airport are all within minutes.

Berwick / Berwick Lakes

A collection of subdivisions, some of them gated, about 10 miles southwest of historic Savannah along Highway 17, roughly halfway between the city and Richmond Hill. Newer construction homes on curvilinear streets with private amenities in most communities including pools, clubhouses, tennis, and playgrounds. The Berwick Marketplace anchored by Kroger sits right outside the gates. No city taxes, easy access to downtown, Richmond Hill, Pooler, and the airport.

Southbridge

At the I-16 gateway, built around the Southbridge Golf Club and its Rees Jones course. Several sections and several eras rather than one tract, with lots that run from wooded interior to golf-front. Some homes here are titled under Southbridge at Berwick and fall under that master association.

Canebrake Village

A peaceful, well-maintained residential community in the 31419 corridor with sidewalks, streetlights, and a close-knit neighborhood feel. Homes sit on generous lots with mature trees throughout. Convenient to Highway 17, I-95, and the full commercial corridor along Abercorn Extension. Served by Southwest Elementary, Southwest Middle, and New Hampstead High School.

Bradley Point South

A residential community in southwest Savannah with a mix of established homes and newer construction, set in a quiet suburban setting with a community park, scenic pond, and playground. Located off Ogeechee Road with easy access to I-95 and the surrounding commercial corridor. Served by Southwest Elementary School.

The names out here overlap

Out here the community names overlap on paper as much as they do in conversation, and it's worth a minute to untangle them.

Southbridge is the big one, a master-planned golf community of about 1,400 acres running from Dean Forest Road over to Berwick Boulevard. Most of it has its own association. A portion of it, though, is titled Southbridge at Berwick, and those homes answer to the Berwick master association instead, with different dues and a different set of documents. The address alone won't tell you which one you're standing in.

Berwick is the broadest name here, covering a number of separately named subdivisions along Berwick Boulevard, built in different years with different lot patterns, some gated and some open. Berwick Lakes is a name for the lake and pond side of it rather than a boundary of its own.

Mosswood Plantation is gated, off Ogeechee Road by way of Burton Road. It's branded Mosswood Plantation at Berwick, and that's where people get turned around, because it isn't part of the Berwick development itself. It sits in the Berwick corridor and runs its own association, so the “at Berwick” is telling you the area it's near rather than the community it belongs to.

If you have your eye on this side of town but you're not certain yet where you want to land, or what neighborhoods there are to choose from, reach out! I'm happy to put a list together for you.

A few things worth knowing out this way

The golf out here is more open than the setting might suggest. Henderson Golf Club is owned by Chatham County and open to anybody, and Southbridge sells daily play right alongside its memberships. So a house on a fairway here comes without the club obligation you'd find in some communities.

Gates vary quite a bit. Mosswood is gated and parts of Berwick are. Henderson isn't, and Southbridge is a master-planned community with public roads running through it rather than one gate at the front.

A pond, a lagoon or a low wooded stretch is a poor guide to a flood zone, so that's worth settling by address early rather than late. These communities sit in unincorporated Chatham County, which means the county's Special Service District line on the tax bill in place of a city one, alongside county, schools and transit. My guide to property taxes in Savannah covers how it stacks up.
