About Pooler
ABOUT POOLER
Pooler is one of the fastest-growing cities in Georgia, sitting about fifteen minutes west of downtown Savannah just off I-95 and I-16. It's built around easy access — to the airport, the Savannah job corridor, Tanger Outlets, and Pooler Parkway's restaurants and shopping — with a range of master-planned communities, newer construction, and gated neighborhoods at different price points.
The city keeps growing, and so does its range of housing. Whether you're looking for a low-maintenance villa inside a private club, a newer single-family home, or something in between, Pooler has more variety than most people expect.
The neighborhoods below each have their own character and price point. Click through to explore, or reach out and I'll help you figure out which one fits.
What Pooler means depends on who's saying it
Pooler is a city with a historic Main Street along Highway 80 and a much larger newer half built out around the interstates and Pooler Parkway. The name covers a lot of ground, and some of what gets called Pooler sits outside the city line.
That's worth knowing, because a house advertised as Pooler might sit inside the City of Pooler or in unincorporated Chatham County, and those come with different lines on the tax bill and a different office handling permits.
If you have your eye on Pooler but you're not certain yet where you want to land, or which of the neighborhoods here would suit you, reach out! I'm happy to put a list together for you.
A few things worth knowing about Pooler
Pooler grew in waves rather than all at once, so one section can be decades newer than the section beside it, with a different association behind it and a different set of things covered. It's the sort of difference that doesn't show up on a map and does show up in the paperwork.
Inside the Pooler city limits you'll see a City of Pooler line on the tax bill. Just outside them, in unincorporated Chatham, you'll see the county's Special Service District line instead, which covers police, fire and trash. County, the school board and transit are there either way. My guide to property taxes in Savannah covers how it stacks up.
School assignment runs through Savannah-Chatham County and is set by the address rather than the subdivision, and the boundaries do get revisited from time to time. My guide to Savannah schools walks through how the choice and magnet side works, if that's part of what you're weighing.
The neighborhoods here each have a page of their own — The Highlands, Westbrook, The Gates at Savannah Quarters, Forest Lakes, Godley Park, The Farm at Morgan Lakes. Have a look through and tell me which ones you want to see.
