Retiring to Savannah, GA
Savannah is an easy place to fall for. Oak canopies, a walkable historic core, the marsh light in the evening. But you're not planning a vacation, you're planning the next chapter, and that deserves real numbers, not a postcard. So let's do both: the romance is real, and here's what it costs and looks like to live it.
I'll be upfront where things are genuinely good (the taxes are) and where they're more nuanced (a couple of the hospital ratings). You can make a better decision with the full picture.
The Tax Picture, Which Is the Real Headline
This is where Georgia quietly does right by retirees.
Social Security is not taxed at the state level.
Retirement income exclusion: up to $65,000/year per person for those 65+ (up to $35,000 at ages 62-64), covering pensions, IRA and 401(k) distributions, interest, and dividends. A couple, both 65+, can exclude up to $130,000 combined.
No estate tax and no inheritance tax in Georgia.
Georgia's income tax is a flat 5.49% (scheduled to drift down to 5.39%).
Then there's the property-tax protection, which is the part most people haven't heard of. The Stephens-Day homestead exemption freezes the county portion of your assessed value at the year you buy. As the market appreciates, that frozen base doesn't move, so you're not taxed on appreciation you haven't cashed in. For a fixed income, that's one of the most valuable exemptions in the state. Chatham County also offers senior exemptions that can reduce or eliminate the school-tax line depending on age and income.
If you want, send me a home and municipality you're considering and I'll run an actual estimated tax bill for it, so you're planning around the real number instead of the one most people assume.

55+ and Low-Maintenance Communities, With Current Pricing
Savannah has much to offer, from resort-style golf to lock-and-leave villas. These lean toward more amenities rather than less house, so if less to keep up is the whole point, start on my downsizing page here.
| Community | Location | Price Range | HOA/mo | Notes |
|---|---|---|---|---|
| Del Webb Savannah at Heartwood | Richmond Hill | Low $400Ks-$650K+ | ~$213-$267 | Opened 2024; ~700 homes planned; 55+ |
| The Landings on Skidaway Island | Skidaway Island | $500K-$2M+ | ~$400-$500+ | Gated; 6 golf courses, marina; most established |
| Fairways at Savannah Quarters | Pooler | Mid $400Ks-$600Ks | ~$152 | Golf-cart community, lower HOA |
| Westbrook Villas at Savannah Quarters | Pooler | $400Ks-$500Ks | ~$152 | Attached villas, lock-and-leave |
| The Ford Plantation | Richmond Hill | $500K-$2M+ | High | Ultra-luxury; private club |
(Sources: Del Webb, The Landings, Savannah Quarters, 55places.)
The newest mover here is Del Webb. It opened in Richmond Hill in 2024, and a brand-new active-adult community of that size tends to nudge the whole surrounding market. If you're weighing Richmond Hill, that's worth understanding before you buy.
Healthcare: The Part I Will Not Sugarcoat
You should know this going in. Savannah has comprehensive specialty care, including a Level I Trauma Center, but the published quality ratings are mixed, and I'd rather you hear it from me than be surprised later.
| Hospital | System | CMS Stars | Leapfrog | Notes |
|---|---|---|---|---|
| Memorial Health University Medical Center | HCA | 1 star | C | Level I Trauma Center; largest in region |
| St. Joseph's Hospital | St. Joseph's/Candler | 2 stars | F | Magnet Nursing (6x); cardiac focus |
| Candler Hospital | St. Joseph's/Candler | 2 stars | D | Magnet Nursing; women’s health |
These are third-party ratings (CMS Hospital Compare and Leapfrog, Fall 2025), and ratings are one input, not the whole story. It's worth separating the physician from the system here: we personally know some excellent doctors in this town, and a hospital-wide rating doesn't tell you much about the individual physician you'd be seeing. Hilton Head Medical Center is about 45 minutes away and may be in-network for some plans. But if you have a specific ongoing health need, I'd build your search around proximity to the right specialists, and I'm happy to factor that into neighborhood options.
Walkability, if You Want to Ditch a Car (or a Second One)
Savannah's Historic District has a Walk Score around 94, which is genuinely rare for a city this size. Restaurants, medical offices, and museums are on foot. The Victorian and Starland districts score in the 80s and sit closer to Forsyth Park than Ardsley Park does, despite the name. Ardsley Park itself is moderately walkable (Walk Score mid-50s to mid-70s). The resort communities, by design, are car-dependent (Walk Scores 15-30) with internal golf-cart networks. So the question is really lifestyle: cosmopolitan-on-foot, or amenity-rich-and-quiet. Both are here.
How It Compares to the Usual Suspects
Retirees usually weigh Savannah against Florida, the Carolinas, and Asheville. The honest summary: Savannah's median home price (around $329,830) undercuts Charleston and Asheville meaningfully and sits near coastal Florida, with a milder hurricane exposure than the direct Florida coast thanks to a bit of inland buffer. Florida's 0% income tax is the real competition, and it matters most if your retirement income runs well above the $65,000 exclusion. Below that, Georgia's exclusion often closes the gap. It's a numbers question, and a quick one to run for your situation.
The Lifestyle, Briefly, Because It's Why You're Looking
Telfair Museums, the Savannah Philharmonic, the Lucas Theatre, and SCAD's galleries keep the calendar full. Senior Citizens Inc. runs 250-plus classes a year for a $75 membership, and Georgia Southern's OLLI program offers university-based learning. Forsyth Park has a Saturday farmers market, Skidaway Island State Park is good for birding and easy trails, and Tybee's beach is under 20 minutes from the Historic District. It's a slower, richer pace, which is usually the point.
FAQ
Is Savannah a good place to retire?
For many retirees, the combination works: no state tax on Social Security, a $65,000 retirement-income exclusion at 65+, no estate tax, the Stephens-Day property-tax freeze, a cost of living below the national average, and a current median home price around $329,830.
Is Social Security taxed in Georgia?
No. Georgia does not tax Social Security at the state level, and those 65+ can exclude up to $65,000/year of other retirement income ($130,000 for a couple both 65+).
What are the main 55+ communities?
Del Webb Savannah at Heartwood (Richmond Hill, 2024, Low $400Ks-$650K+), The Landings on Skidaway Island (premier golf, $500K-$2M+), and Fairways/Westbrook Villas at Savannah Quarters in Pooler (lower HOA).
How do Savannah hospitals rate?
Per CMS and Leapfrog (Fall 2025): Memorial Health (1 star / C, Level I Trauma Center), St. Joseph's (2 stars / F, Magnet Nursing), Candler (2 stars / D, Magnet Nursing). Treat ratings as one input and weigh access to the specialists you need.
How does retiring in Savannah compare to Florida?
Florida's advantage is 0% income tax, which matters most above the $65,000 retirement-income exclusion. Savannah counters with lower insurance exposure than the direct Florida coast and a walkable historic core. It's worth running the actual numbers for your income.
How walkable is Savannah for retirees?
Very, in the Historic District (Walk Score ~94) and the Victorian/Starland areas (80s), both of which sit close to Forsyth Park. Suburban and resort communities are car-dependent, often with golf-cart networks.
