Dutch Island sits quietly in the Intracoastal Waterway, surrounded by the Herb, Wilmington, and Skidaway rivers — accessible by a single causeway off Herb River Drive and hidden behind a gate that most people in Savannah have passed without knowing what's on the other side. Which is, it turns out, one of the area's most appealing private waterfront communities.

The island has deep historical roots — records of land ownership here date to 1759, when King George II granted 30 acres to early Georgia planter Peter Radick. Development began in the early 1970s and continued through 2010. Today about 480 single-family homes share roughly 500 acres, 10 lagoons and ponds, 8.83 miles of paved roads, and a strong sense of community that comes from being on an island where everyone uses the same gate.

The Homes

Homes range from approximately 2,000 to 5,500 square feet, with two to five bedrooms. The architectural review committee maintains a consistent aesthetic — Lowcountry, Country European, Colonial, Federal, and Greek Revival styles. Prices range from the mid-$300,000s to just over $1 million, with waterfront and lagoon-view properties commanding premiums.

The Amenities & Character

Community amenities include a pool with poolside snack bar, playground, two tennis courts, a basketball court overlooking the marsh, a community boat ramp, a floating dock, and a fire pit and recreation lawn used for food truck events and seasonal celebrations. Many individual homes have private deepwater docks.

The Lifestyle

Dutch Island is for people who want privacy without sacrifice. The gate provides security without pretension; the water access provides adventure without effort. Downtown Savannah is about 20 minutes. The beach is 15 to 20 minutes.
