Emerald Pointe sits just east of downtown Savannah off President Street, tucked behind a gate before the Causton Bluff drawbridge. Most people drive past without knowing it's there. That's more or less the point.

It's a small, boutique gated community of custom Lowcountry homes on tidal creeks, with private docks, marsh views from nearly every room, and the kind of quiet that doesn't feel engineered. Minutes from the Savannah Golf Club, minutes from Tybee Island, about ten minutes from the Historic District. The location is the kind that sounds too good to be true until you drive in and realize it isn't.

Homes here are custom built, larger than average for the area, and positioned to take full advantage of the marsh and creek surroundings. Prices reflect the location and quality. Active listings have ranged from around $1.6M to $1.8M, and the average sale price in the community sits near that range. Inventory is genuinely limited. When a property in Emerald Pointe comes to market, it tends to attract focused buyers who already know what they're looking at.

The community has a pool, clubhouse, tennis court, and a community dock facility. The tidal creeks running through and around the neighborhood are the real amenity, connecting residents to the broader Savannah waterway system by boat.

The Savannah Golf Club, one of the oldest golf clubs in the country, is a short drive. The proximity to downtown Savannah means you're close to everything the city offers without feeling like you're in it. Tybee Island is about 15 minutes east on Highway 80.

The Amenities & Character

Emerald Pointe draws buyers who want a private waterfront address without the commute that most waterfront communities require. The community is small enough that people know their neighbors, and the water access makes weekends easy: a morning kayak through the marsh, an afternoon out on the creek, dinner somewhere downtown.

It's not a community that advertises itself. Buyers who find it tend to come through a referral or through working with an agent who knows the islands market well. If you're looking at waterfront Savannah and you haven't seen Emerald Pointe yet, it belongs on your list.

The Lifestyle

Emerald Pointe is served by the Savannah-Chatham County Public School System. Students in this area are zoned for school clusters that include Early College High School, which has earned strong academic recognition. The area has strong private school choices including Savannah Country Day School, Benedictine Military School, St. Andrew's School, Calvary Day School, and Habersham School.
