About the Landings
There's a moment, just past the gate and into the canopy of Skidaway Island, when the pace of the world genuinely slows down. That's not a marketing line. It's what residents say — and why so many of them stay for decades. The Landings is a private, gated island community spanning roughly 4,600 acres of coastal Georgia landscape along the Intracoastal Waterway, about 12 miles south of downtown Savannah. It was developed beginning in 1972 and transitioned to homeowner control in 1995. Today it's managed by a debt-free homeowners association — one of the few communities of its size that can say that. The Urban Land Institute has recognized it as one of the nation's best residential communities, and Savannah Magazine readers have voted it Best Planned Community Development five years running.
With around 4,000 residences and roughly 8,500 full-time residents, The Landings offers real variety: patio homes, single-family homes, townhouses, and estate properties. Homes range from about 1,500 to nearly 5,000 square feet, and pricing spans from the mid-$300s to well over $5 million. Lot views include golf course, lagoon, river, marsh, and wooded settings-so two homes on the same street can feel completely different.
The Homes
The HOA handles gated security, landscaping, street lighting, and common area maintenance. Club membership is optional, with options ranging from social to athletic to full golf — meaning you can customize the lifestyle to what actually fits you.
Six championship golf courses. Two full-service deep-water marinas — Landings Harbour Marina and Delegal Creek Marina. Thirty-one tennis courts. A 48,000-square-foot fitness and wellness center with indoor pools, steam rooms, a pilates studio, and an outdoor pool and spa. Five clubhouses ranging from casual to fine dining. Forty miles of walking and biking trails. A community farm with garden plots. A dog park. An observation tower over the marsh. Over 100 social clubs, from a sailing club to a kayak club to a women's golf association that happens to be the largest club-based amateur women's golf organization in the country.
The Amenities & Character
Just outside the main gate sits The Village — a small commercial hub with a grocery store, pharmacy, bank, wine shop, gas station, library, and hair salon, so daily errands don't require leaving the island
This is resort living that doesn't feel performative. People walk to the marina in the morning, golf in the afternoon, and have dinner with neighbors they've known for twenty years. There are planned social events, seasonal BBQs at both marinas, sailing races on weekends, and a New Neighbors club for anyone just arriving. Skidaway Island State Park is nearby for hiking, birding, and picnicking. The beach is a short drive. Downtown Savannah is about 20 minutes — close enough to enjoy, far enough away to feel like a retreat.
The Lifestyle
For buyers looking to simplify without giving anything up, The Landings makes a compelling case.
