ABOUT SOUTH SIDE SAVANNAH
South Side Savannah sits below Midtown, spread along Abercorn Street and White Bluff Road and running down toward the Vernon and Little Ogeechee Rivers. This is the part of the city with more room: larger lots, mature trees, and established neighborhoods built decades ago. Closer to the water on the western and southern edges, you'll find marina access and marsh-front homes.
Most of the south side is fifteen to twenty minutes from downtown, and the Truman Parkway keeps the drive quick. It trades the foot traffic and parking hunts of the historic district for residential streets, everyday shopping along Abercorn, and easy access to the rivers and the coast. Downtown stays close, but day to day, the south side is more spread out.

Coffee Bluff & Rose Dhu
Secluded waterfront living about 15 miles south of downtown, anchored by the marina where the Little Ogeechee and Vernon Rivers meet. Rose Dhu adds wooded lots and marsh-front estates.
Coffee Pointe
A gated community with marsh and river views, a resort-style pool, and a fitness center, minutes from the Coffee Bluff marina and the Abercorn corridor.
Georgetown
A covenant-protected suburban community across the Little Ogeechee, with two pools, tennis courts, parks, and homes across a wide range of sizes. Direct access to I-95.
Mayfair
A quiet, friendly Southside pocket of midcentury brick ranches shaded by live oaks and Spanish moss, steps from Lake Mayer Park and minutes to Oglethorpe Mall.
Vernonburg
A small incorporated town on a bluff over the Vernon River, around 60 homes with centuries of history behind them. Listings here are rare.
Windsor Forest
An established neighborhood between the Vernon and Little Ogeechee Rivers, with oak-shaded streets, large lots, and brick ranch homes. The streets carry little through traffic, set apart from the downtown corridor.
Coffee Bluff, Coffee Pointe and Rose Dhu are three different things
The south side has more name overlap than anywhere else in the city, and most of it sits in one corner of the map. Coffee Bluff is the whole stretch out by the marina and along Coffee Bluff Road, an area rather than a subdivision. Rose Dhu is a pocket inside it. And Coffee Pointe is a gated community with its own association sitting in the same setting, which is a different thing again.
The search sites blur all three. A search set to Coffee Bluff will return Coffee Pointe addresses, and a search set to Windsor Forest does the same, which is how a neighborhood of 1960s open-street ranches and a gated community end up looking like one market.
Georgetown comes at it from another direction. It's one large community off King George Boulevard rather than a name for the south side generally, and it isn't the Georgetown up the coast in South Carolina either. Several communities sit inside it, a couple of them gated, so the name on its own leaves a good deal unsaid.

Which government you land in
Some of the south side sits inside the City of Savannah and some in unincorporated Chatham County, and Vernonburg is its own thing altogether. It's an incorporated town, about four tenths of a square mile on the bluff above the Vernon River, settled in 1742 and incorporated in 1866, with its own ordinances and its own zoning. The post office draws its lines and the town draws its own, and they don't always match up.
Your tax layers follow from wherever the parcel actually falls. County, the school board and transit apply throughout. On top of that comes a City of Savannah line, or a Town of Vernonburg line, or — out in the unincorporated parts — the county's Special Service District, which covers police, fire and trash. A few more things worth knowing down here
The south side varies a lot street to street, and that shows up in the details as much as in the houses. Coffee Pointe is gated, with its own association and amenities. Georgetown has a community association behind it, and for the lots that fall under its recorded covenants the membership and the assessment come along with the deed. What it covers depends on the housing type, so a townhome owner and a single-family owner aren't paying toward quite the same things, and there are Georgetown addresses that don't sit under those covenants at all. Mayfair, Windsor Forest and the Coffee Bluff streets are open neighborhoods, no gate and nothing to join.
Water is close by in a good many of these pockets, and it's worth knowing early what that means for a particular house so there's nothing surprising later on. Flood zone, elevation and what the insurance actually runs are all decided parcel by parcel, and a pretty view of the marsh doesn't tell you one way or the other. It's a quick thing to check once you have an address.
Schools work the same way. Assignment comes from Savannah-Chatham County and it's set by the address rather than the neighborhood, and the boundaries do get revisited from time to time, so it's always worth checking the specific house.
