Effingham County sits just northwest of Savannah and Pooler, and it's one of the faster-growing areas in coastal Georgia right now. The draw is straightforward — more land, more space, and lower price points. For buyers who want room to breathe without a long commute, Effingham has become a serious option.
Rincon is the largest city in the county and its commercial center — where you'll find most of the retail, dining, and services. Springfield is the county seat, smaller and quieter, with a historic downtown that's been deliberately preserved. Guyton sits to the south, a charming small town with its own historic district and a growing residential base driven in part by proximity to the Hyundai Metaplant corridor just across the county line.
The homes here run the range from new construction subdivisions to acreage properties with no HOA. If that combination — real space and reasonable prices within 30 minutes of Savannah — is what you're looking for, Effingham County belongs on your list.
Three towns, and none of them is the county
Rincon, Guyton and Springfield are three separate incorporated cities with their own limits, their own planning and their own tax layers, sitting inside a county that's mostly unincorporated. A Rincon, Guyton or Springfield mailing address can easily belong to a house that sits outside that city's line and answers to the county instead.
Each town got its shape from something different. Rincon grew along State Route 21 and is the largest of the three. Guyton grew along the Central of Georgia railroad, and its historic core is on the National Register — that district is the old rail-town grid rather than every address in Guyton. Springfield is the county seat, built on an original town plan whose historic lot lines are still visible, with the newer growth out beyond it.
Being the county seat puts the county's offices in town, and the city and the county are still separate governments with their own zoning and their own services.

What's different about buying in Effingham
The school district changes. Effingham County has its own, separate from Savannah-Chatham, with its own lookup by address and grade, so it's worth checking the house rather than the town. There's more about how schools work around here on my Savannah schools page.
Your tax layers work the same way they do in Chatham, one county over: Effingham County and the county school board apply throughout, and a City of Rincon, Guyton or Springfield line comes on top where the parcel sits inside that city.
Out in the unincorporated parts, water and septic arrangements vary road by road, so it's worth asking early which one a particular house is on. Flood works the same way, decided parcel by parcel rather than by town, and it's a quick thing to settle once you have an address.
