Rincon
ABOUT RINCON
Rincon is the largest city in Effingham County and its commercial center, about twenty minutes north of Savannah on Highway 21. It started as a Salzburger settlement near the Savannah River and grew up around the railroad, which is why the older part of town runs on a grid much like Savannah's.
Most of the county's shopping, dining, and services are here, from grocery stores and restaurants to big-box retail. Parks are a big part of local life: Freedom Park hosts the Freedom Rings fireworks, a spring fair, and a fall rodeo, Macomber Park has ball fields, and there's an Effingham YMCA and the public Lost Plantation Golf Club in town.
Rincon is served by Effingham County Schools, though the zone depends on your address and the county updates boundaries as it grows and builds, so confirm the assigned schools for any specific home. The city has grown fast as the Savannah metro and the Hyundai corridor push demand north, and it offers more space and newer construction than you'll find closer to the city. What Rincon is, and what gets called Rincon
Rincon is the largest of Effingham's three cities and the one most people mean when they say they're looking at Effingham. It grew along State Route 21, and the corridor carries most of the shopping and most of the traffic, with the neighborhoods sitting off it rather than on it.
The name stretches past the city line. A Rincon mailing address can belong to a house inside the city, or to one in unincorporated Effingham County a few minutes further out, and those come with different lines on the tax bill and a different office handling permits. The post office draws its lines and the county draws its own, and they don't always match up.
Most of the housing here is detached and on open public streets, built out across several decades rather than all in one wave, so two neighborhoods a short drive apart can feel like different eras.

A few things worth knowing about Rincon
The school district is Effingham County's own rather than Savannah-Chatham, and assignment goes by address and grade rather than by neighborhood.

Out toward the edges, water and septic arrangements vary road by road, so it's worth asking early which one a house is on. Flood is decided parcel by parcel out here as well, and it's a quick thing to check once you have an address.
