Dutch Island is a private, gated waterfront community in the Intracoastal Waterway, surrounded by the Herb, Wilmington, and Skidaway rivers and reached by a single causeway off Herb River Drive, about 20 minutes from downtown Savannah.

The island's land records go back to 1759, when King George II granted 30 acres to the early Georgia planter Peter Radick. Development started in the early 1970s and wrapped up around 2010. Today about 480 homes share roughly 500 acres, 10 lagoons and ponds, and nearly nine miles of paved roads, with a real sense of community that comes from everyone using the same gate.

The Homes

Homes here run from about 2,000 to 5,500 square feet, with two to five bedrooms. The island's architectural review committee keeps a consistent look across the community: Lowcountry, Country European, Colonial, Federal, and Greek Revival styles. Lots range from a quarter acre to about an acre and a half, and the waterfront and lagoon-view sites are the most sought after.

The Amenities & Character

Community amenities include a pool with a poolside snack bar, a playground, two tennis courts, a basketball court overlooking the marsh, a community boat ramp, and a floating dock. There's also a fire pit and recreation lawn that hosts food truck nights and seasonal get-togethers. Many homes have their own private deepwater docks, and from the Wilmington River you can run a boat straight to downtown Savannah, Tybee Island, or Hilton Head.

The Lifestyle

Dutch Island is built around privacy and the water. The gate handles security without feeling stuffy, and the boat ramp, docks, and lagoons put the water part of island life right outside your door. People know their neighbors here because they run into each other at the ramp, the pool, and the one road in. Downtown Savannah is about 20 minutes, and the beach is 15 to 20.

Schools

Dutch Island is served by the Savannah-Chatham County Public School System, which runs zoned neighborhood schools along with district-wide magnet and choice programs. Zoned assignments here go by street, so confirm the schools for any specific address with SCCPSS before you count on them.
