ABOUT WATERWAYS
Waterways is a gated, master-planned waterfront community in southern Bryan County, built around direct access to the Intracoastal. From the community marina, you can run out through Redbird Creek and the Great Ogeechee River and reach the Atlantic in about nine miles by boat.
It's one of the more complete waterfront communities in the Savannah area, designed around the water and the marina from the ground up.
Homes come from Pulte and other builders, ranging from starter price points up through luxury waterfront. Newer neighborhoods like McAllister Cove and Osprey Pointe keep adding modern designs on wooded and lagoon homesites.
Because it's still growing, there's usually a mix available, from move-in-ready builds to custom waterfront lots.
The Homes
The marina is the centerpiece, with room for up to 188 boats, dry slip storage, a ship store, fuel, and launching. There's a junior Olympic pool and fitness center, plus a second pool and fitness complex in Marina Village.
Marina Village also has a clubhouse with marsh-front dining, retail and casual food, event lawns, and green space, with nature and biking trails throughout. The community runs a full calendar of events around the waterfront.
The Amenities & Character
Waterways is for people who want their life built around the water. Boating, fishing, and kayaking start right in the community, and the marina makes the coast easy to reach.
It's a short drive to downtown Richmond Hill and I-95, with Savannah a little further north. For anyone who wants real coastal access in a managed community, it's hard to beat.
The Lifestyle
Waterways is served by Bryan County Schools, in the Richmond Hill cluster, with younger grades moving through Richmond Hill Primary, Richmond Hill Elementary, and Carver Elementary before Richmond Hill Middle and Richmond Hill High. Assignments are address-specific, so it's worth confirming the current zone for a specific home with the district.
