ABOUT NEW HAMPSTEAD
New Hampstead is a large master-planned community on Savannah's west side, off Little Neck Road near I-16 and I-95. At roughly 4,300 acres, it's one of the bigger planned developments in the area, and it's still growing, with new builder sections opening regularly.
The plan is built around a Lowcountry theme, with ponds, green space, and a network of walking and golf-cart trails connecting the neighborhoods. A village center with shopping and dining is planned as the community fills in. It sits about twenty to thirty minutes from downtown Savannah, with Pooler one exit away.
New Hampstead is made up of several builder neighborhoods, so the housing varies. National builders like D.R. Horton, Lennar, and K. Hovnanian offer single-family homes across different collections and sizes, up to five bedrooms and around 2,600 square feet. There's also a gated build-to-rent section, The Cottages at New Hampstead, with townhome-style rentals.
Because it's newer construction, expect open floor plans, modern finishes, and smart-home and energy-efficient features as standard. New phases release often, so inventory turns over and there's usually something available at a range of sizes.
The Homes
The amenities are resort-style and shared across the community: a community pool, a playground and pavilion, fitness and recreation areas, and ponds throughout. Miles of walking and golf-cart trails tie the neighborhoods together.
A 160-acre village center is part of the long-range plan, with shopping, dining, and gathering spaces meant to give the community its own core. For now, Pooler Parkway's stores and restaurants are a short drive, and major employers including Gulfstream, JCB, and Hunter Army Airfield are close.
The Amenities & Character
Day to day, New Hampstead is built for getting outside, with the trails, the ponds, the pool, and the open space. The golf-cart paths make it easy to move around the community without the car.
It's a newer, growing community with room to expand, which suits buyers who want new construction and amenities with quick access to Pooler and the highways. Downtown Savannah is twenty to thirty minutes, and the airport is close.
The Lifestyle
New Hampstead is served by the Savannah-Chatham County Public School System, and the community is home to New Hampstead K-8 and New Hampstead High School. SCCPSS approved attendance boundary changes for Western Chatham County that take effect in the 2026-27 school year and include New Hampstead K-8, so confirm the current zone for any address before you buy.
