Buying and Selling at the Same Time in Savannah
Can you buy your next home before you sell the one you’re in? Yes, and many families do. We take it step by step, with net sheets for different scenarios, regular pricing reviews, and regular marketing reviews, so you know your options before you commit.
It’s understandable to be afraid and worried. You love your current home, and you’ve made it what you want. Putting it up for sale, having it sell, and then not being able to find your next home is a real fear. Unknowns are a major stressor, and no one has a crystal ball.
I think educated market knowledge, good communication, and collaboration reduce that anxiety, so you can focus on what your family needs.
How I help you buy and sell at the same time
We take it step by step.
Net sheets with different scenarios. Before you decide anything, you see what you’d walk away with if you buy first, sell first, or time them together.
Regular pricing reviews. We look at the market together and adjust as it moves.
Regular marketing reviews. You always know how your home is being shown and what buyers are saying.
Good communication. You’re never left guessing what happens next.
Two families, two different moves
Finding a forever home. A recent client of mine, an attorney, and his family wanted to upsize and find their forever home. They wanted more space and a place where he could bring clients from his law practice, somewhere that wasn’t an office environment. Their worry was putting their home up for sale, having it sell, and then not being able to find their forever home, when they loved their current home and had made it what they wanted.
We took it step by step. I provided net sheets with different scenarios, we had regular pricing reviews, and we regularly reviewed the marketing. They found their forever home first, and then we sold the home they’d made their own.
Making room for the next chapter. Another client of mine is a mom of three boys and was tired of managing a big, estate-sized lot of nearly an acre and a huge historic home by herself. She wanted something comfortable for her and her boys to live in while they finished school, where she would be comfortable, and that wouldn’t be too big after they went off to college.
She found that home first, in a neighborhood she calls a hidden gem. When her family was ready, I helped get the larger home, a one-of-a-kind historic home, marketable and marketed.
Buy first, sell first, or both at once
Buying first lets you move once and take your time finding the right home. It usually means being able to carry two homes for a while, so talk with your lender early about what that looks like for you.
Selling first gives you certainty about what you have to spend. The tradeoff is finding a place to land, whether that’s a short-term rental or staying in the home for a bit after closing.
Buying with a sale contingency ties your purchase to selling your current home. It can work, but some sellers see it as a weaker offer, so it depends on the home and the market.
Is buying and selling at the same time right for you?
Every family’s situation is different. A few questions we’ll talk through together:
Do you need the money from your current home to buy the next one?
How much do you love where you are now, and what would make the next home worth the move?
What’s your timeline, and how much flexibility do you have?
Your lender can walk you through financing options, like a bridge loan or a sale contingency, and what fits your situation.
