There are neighborhoods people visit. Then Kensington Park doesn't try to be anything it isn't, which is part of why people love it. It's a solid, well-established Midtown neighborhood with winding streets that break from Savannah's typical grid pattern, mature oaks providing real shade, and a community pool that has been the heart of summer life here since the 1960s.
Built starting in 1950 on land that once belonged to Kensington Plantation, it was one of Savannah's first post-World War II residential subdivisions. The Kensington Park-Groveland Historic District is listed on the National Register of Historic Places, recognized specifically for its curvilinear street design and its early collection of mid-20th-century domestic architecture. That's a rare distinction for a neighborhood of this era, and it's part of what gives Kensington Park its staying power.
Homes were built primarily between 1950 and 1970, and the architecture spans Ranch, American Small House, Split-Level, Colonial Revival, and Contemporary styles. Lots here are notably larger than in nearby neighborhoods, a deliberate design choice that gives the area a more spacious, residential feel. Many homes feature original Savannah Grey brick salvaged from historic downtown structures, which adds a layer of character you simply can't replicate in new construction.
Prices currently range from the upper $300,000s to $600,000 and above, with the median around $430,000. The neighborhood's strong homeowners association, one of the oldest continuously operating HOAs in Georgia, keeps the character and standards intact.

Kensington Park is served by the Savannah-Chatham County Public School System. Always verify current zoning assignments directly with the district, as school boundaries can shift.
Two district magnet schools are worth knowing about for families in this area. Jacob G. Smith Elementary (pre-K through 5th grade) runs the only K-5 Latin World Language program in Georgia and is a National Blue Ribbon School. Esther F. Garrison School of Visual and Performing Arts (pre-K through 8th grade) is a nationally recognized arts magnet. Both admit students through district-wide application rather than neighborhood assignment.
For private education, nearby options include Habersham School (pre-K through 12th grade), Calvary Day School, Blessed Sacrament School, and Hancock Day School. Savannah Christian Preparatory School, Savannah Country Day School, Benedictine Military School, and St. Andrew's School round out the broader list of private options Savannah families regularly consider.
