Gergacs Appraisals

Certified Residential Appraisal in Chatham, Bryan and Effingham Counties

About Gergacs Appraisals

I'm Nikki Gergacs, a Georgia Certified Residential Appraiser (License #CR287636) with more than 20 years valuing homes across the Lowcountry. Most agents can show you a home. Few can tell you, with state-licensed precision, what it's worth.

My practice centers on VA appraisals, with deep experience in luxury, waterfront, FHA, and conventional work across Chatham, Bryan, and Effingham counties. Every assignment is an independent, credentialed opinion of value, never a number shaped to fit a deal.

VA work is the heart of what I do. I know the Tidewater process, minimum property requirements, and the timelines veterans and lenders depend on, so the report holds up and the closing stays on track.

Veterans and their families deserve a careful, accurate valuation from someone who knows this market intimately. That's the standard I hold on every VA assignment.

VA Appraisals

Coastal and high-end homes call for an appraiser who knows what moves value here: water frontage, flood considerations, custom finishes, and the handful of sales that are comparable.

From the islands to the historic district, I've spent two decades learning which features hold value and which don't, so luxury and waterfront valuations reflect the real market rather than guesswork.

Luxury & Waterfront

Relocation and conventional appraisals are a steady part of my practice. Relocation work comes with its own forms, timelines, and reporting expectations, and I've handled it for years for families and companies moving in and out of the Lowcountry.

Not every property is simple. When comparable sales are limited or a home is one of a kind, I do the research to reach a credible, well-reasoned opinion of value, and I'm honest with you about what the data supports and where it gets difficult.

Relocation & Conventional

When clarity matters outside of lending, estate planning, divorce, pre-listing decisions, or simply knowing where you stand, a credentialed valuation gives you numbers that hold up with lenders and judges alike. Not sure which type you need? Just ask.

Selling on your own
a number to price from when no agent is running comps for you

Settling an estate
value measured as of the date of death, for the executor and for stepped-up basis

a neutral figure both sides and the court can work from

Appealing your assessment
evidence to take to the Board of Equalization. I walk through how that process works in my Savannah property taxes guide

Removing PMI
showing the equity is there to drop mortgage insurance

Buying with cash
no lender, so nobody is ordering an appraisal for you

Gifting or funding a trust
a supportable number for the IRS

Buying out a co-owner
a partnership split, or inherited property divided between siblings
