ABOUT COFFEE POINTE

Coffee Pointe is a gated community on Savannah's southside, just off White Bluff Road near Montgomery Cross Road. It's on the smaller side, around 224 homes, set against the marsh, and built around easy, low-maintenance living with the water and the city both close.

What people notice first is the pace. It's calm and well-kept, with marsh and river views, a real community feel, and a social calendar that actually happens. The annual pig roast, pool parties, and book clubs are recurring things here, not lines from a brochure.

The homes are mostly single-family, with some attached options, built mostly in the early 2000s. Open-concept layouts, screened porches, and a lot of them positioned to catch the marsh views and western sunsets.

The one-level bluff homes with western marsh views are the standouts, and those have run up near the high $500s. Smaller floor plans come in below that, so there's some range inside the gate.

The Homes

The amenities sit right on the marsh. There's a zero-entry saltwater pool, a fitness center, a playground, and two natural parks inside the community, with lighted, paved sidewalks connecting it all.

Coffee Bluff Marina is less than half a mile away when you want to get on the water, and the Truman Parkway is right there, which makes the run downtown quick. Hospitals, colleges, and the Abercorn shopping corridor are all close.

The Amenities & Character

Coffee Pointe is for people who want a settled, gated community without a long commute or an island price tag. You get marsh views, a pool that looks out over the wetlands, and dues that stay reasonable for a gated community.

A lot of people move in thinking they'll stay a few years and end up staying much longer. Quiet, close to everything, and easy to settle into.

The Lifestyle

Coffee Pointe is served by the Savannah-Chatham County Public School System, on the feeder of Windsor Forest Elementary, Southwest Middle, and Windsor Forest High. The district adjusts attendance boundaries from time to time, so it's worth confirming the current zone for a specific address with the district.
