About Wilmington Park

Wilmington Park is the kind of neighborhood that doesn't need to sell itself. It's the largest residential community on Wilmington Island, around 800 homes spread across shaded streets, with the kind of stability you only get when people move in and stay.

What I notice when I drive through: real neighborhood fabric. Long established families, lawns that get cared for, kids on bikes, neighbors who actually know each other. It's island living without the gated community markup.

The housing stock is a real mix. Mid-century brick ranches from the original development, well-maintained Colonials, and newer construction filling in over the years. Lots are generous, most homes sit back from the street, and the established trees do most of the work setting the mood.

Prices span a wide range depending on lot size, condition, and how close you are to water. That range is part of what keeps the neighborhood working for so many different buyers.

The Homes

Wilmington Park's biggest asset is its location at the center of the island. Amenities include Playground, Tennis Court and Community Dock. The Wilmington Island Club is just down the road if golf or tennis is part of your life. The Savannah Yacht Club on Whitemarsh Island is reachable. Several waterfront restaurants are within a short drive. Daily essentials, grocery stores, schools, and the rest are right here on the island. You don't have to leave for the everyday stuff.

The character of the place is suburban island living, the kind that's hard to find priced this honestly. Not gated, not flashy, just well established.

The Amenities & Character

Wilmington Park works for a lot of different households. Families drawn to the school zone. Professionals who want a quieter base than downtown. Empty nesters who want space and trees without taking on a country club membership. Military families stationed at Hunter or Fort Stewart.

Downtown Savannah is about 11 miles. Tybee Island is 8 to 10. Either direction is roughly 20 minutes. That midpoint position is one of the practical reasons people who land here tend to stay.

The Lifestyle

Marshpoint Elementary, Coastal Middle, and Islands High serve Wilmington Park and the broader Wilmington Island community.. For families considering private school, St. Andrew's School (PreK-12, on Penn Waller Road) and St. Peter the Apostle Catholic School (PreK-8, on Concord Road) are both right on the island.
